RealtyTrac has just reported that even though the volume of foreclosed homes plunged by 25% from Q2 to Q3 and 31% from Q2 of 2009, the discount on foreclosed homes has hit a five year high, as interest in even ultra bargain properties has collapsed following the expiration of the homebuyer tax credit, and confirming yesterday's bad Case Shiller (remember that one?) number. Per RealtyTrac: "foreclosure homes accounted for 25 percent of all U.S. residential sales in the third quarter of 2010 and that the average sales price of properties that sold while in some stage of foreclosure was more than 32 percent below the average sales price of properties not in the foreclosure process — up from a 26 percent discount in the previous quarter and a 29 percent discount in the third quarter of 2009." Yet despite the major price drop, buying interest has evaporated as nobody there is no longer any purchasing power left in the lower and middle sections of the housing market: "a total of 188,748 U.S. properties in some stage of foreclosure — default, scheduled for auction or bank-owned (REO) — sold to third parties in the third quarter, a decrease of 25 percent from the previous quarter and a decrease of nearly 31 percent from the third quarter of 2009. The average sales price of properties in some stage of foreclosure was $169,523, down 2.46 percent from the previous quarter and down 0.44 percent from the third quarter of 2009." And while the average price of non-foreclosed homes posted a slight uptick in Q3, the volume drop was even worse: "The average sales price of properties not in foreclosure was $249,721, up 6.42 percent from the previous quarter and up 4.36 percent from the third quarter of 2009. Sales volume of non-foreclosure properties decreased 29 percent from the previous quarter and nearly 31 percent from the third quarter of 2009."

LPS Applied Analytics released their November Mortgage Performance data. According to LPS:



• The average number of days delinquent for loans in foreclosure is a record 499 days

• Over 4.3 million loans are 90 days or more delinquent or in foreclosure

• Delinquency rates are down across all products as more loans entered foreclosure and new delinquencies declined.

• Foreclosure inventory increases are being driven both by elevated levels of foreclosure starts as well as a very limited amount of foreclosure sale activity.

This graph provided by LPS Applied Analytics shows the percent delinquent, percent in foreclosure, and total non-current mortgages.



The percent in the foreclosure process is trending up because of the foreclosure moratoriums.



According to LPS, 9.02% of mortgages are delinquent (down from 9.29% in October), and another 4.08% are in the foreclosure process (up from 3.92% in October) for a total of 13.10%. It breaks down as:



• 2.61 million loans less than 90 days delinquent.

• 2.16 million loans 90+ days delinquent.

• 2.16 million loans in foreclosure process.



For a total of 6.92 million loans delinquent or in foreclosure.



Note: I've seen some people include these 7 million delinquent loans as "shadow inventory". This is not correct because 1) some of these loans will cure, and 2) some of these homes are already listed for sale (so they are included in the visible inventory).



Two key numbers to watch in 2011 are:

• New delinquencies. With falling house prices, delinquencies could start to increase again.

• Foreclosures. With the end of the foreclosure moratoriums, foreclosure sales should increase - and the number of homes in the foreclosure process should decline.  However REOs (Real Estate Owned) will increase unless the homes are sold.

Help Making Money


While many people may mock the idea of accepting Facebook friend requests from strangers, that might be just what a long-term drug addict needs. An experiment being run in Amsterdam at the moment is exploring the idea.


Dutch branding agency Lemz has set up drug addict Monica with her own Facebook page. As she makes her way around the Dutch city she wears a bright blue jacket bearing text asking people to befriend her on the social network.


What can this possibly achieve? The idea is that by making friends online, Monica will be able to gain self confidence and new interests that will help inspire her to quit her addiction. On the page, Monica says “Don’t be afraid! If you decide to become my friend you will get an interesting peek into my daily life (with a maximum of two posts a day). I will NEVER ask for money or try to visit you in person. The only thing I will ask from you is your online friendship.”


Mark Woerde of Lemz tells us “It all started when a relative of mine started ikgebruik.nl to help junkies find their way to organisations of help. He asked me to help him to promote his site among drugs users. We soon found out that drugs users really wanted to help making this site a big success. Now the site ikgebruik.nl is run by drugs users, sharing their experiences and scaring of potential new users. What really struck me was that these drugs addicts by doing this felt like humans again. Especially when all news channels reported about this group of junkies now helping others.”


Now it’s hoped the Facebook idea will reaffirm Monica’s faith in humanity and that the idea could scale to more addicts in the city. “There are many many people out there who want to help others and you do not need 5000 friends per addict”, Woerde says.

Blurb is well known for its full colour photography-based books, however it also offers a couple of black and white text novel options. You can either use their online software to prepare a book or you can upload a pre-prepared PDF. Whichever option you choose, there’s no upfront costs.

When you sell the book, Blurb takes a small fee. Plus, you can set your own prices and thereby choose your own profit margin. Blurb offers payments through PayPal.

3. Wordclay

Wordclay offers a basic DIY publishing service which is free for publishers. If you wish to pay a modest fee, services such as editing, ISBNs and distribution are available to you as well.

Again, you can choose your own royalty and Wordclay takes a cut from your sales. Wordclay sends US cheques.

4. CreateSpace (aka Booksurge)

CreateSpace offers a DIY “no fees upfront” royalty-based publishing option to complement their regular publishing offers. They are actually part of the Amazon group of companies, so there’s no extra fees involved to distribute your book through Amazon. ISBNs can be obtained for free via CreateSpace.

CreateSpace also claim to offer the best royalties in the business — plus they allow you to choose your own royalty. Royalties can be paid by US cheque or to a US bank account.

Words of Advice

When choosing your publisher, make sure you research well and ensure it’s a good fit for you before you commit your time and money or sign any agreements. Companies such as these do have the occasional unhappy customer but it’s not the norm. Here’s a few important things to look out for:

  • For non-US citizens, remember that different companies have different tax witholding requirements and that the cheque fees and your ability to deposit US cheques may de-value your earnings somewhat.
  • Having your book formally listed with an ISBN will often require you to ensure the quality of your book. This may require you to purchase a copy of your book each and every time you make a change (this can include price or directory changes). If you sign up for an ISBN, read the fine print, be prepared to purchase if required and don’t make changes to your book after this unless it’s very important.
  • No-frills DIY publishers will endeavour to make money from added extras such as cover art, editing and ISBNs. If you want to use these services, ensure you compare the prices between publishers and the cost of doing it yourself.

How to Making Money



This is the second and final part of a series of posts that looks at why I am skeptical that The Giving Pledge will have the kind of impact many people are saying it will. In Part I, I explored how the pledge is likely to have an extremely small impact on total giving, and how little money will likely benefit underserved communities.



Below, I look at how giving by billionaire philanthropists has typically been limited in its effectiveness and has dangerous implications for democratic decision-making.





Billionaire philanthropy has real limits and risks.



Billionaires don't typically like to share power.



Some forward-thinking foundations share power with communities by including grantees or the constituent perspective on their boards. Others share power by giving most of their grants in the form of unrestricted general operating support so that the leaders of the nonprofits can best decide how to spend the money.



But most billionaire philanthropists don't follow these practices. The current trend in philanthropy is to develop highly specific theories of change around narrowly defined issues, and then to look for nonprofits that can carry out the foundation's plan. It's often called "strategic philanthropy." In this approach, the billionaires and their families get to decide what the problems are facing communities and how best to solve them.



"What's wrong with that? It's their money," you might ask.



First, it's not entirely their money. Dollars donated by millionaires and billionaires should be thought of as partially public dollars. Given our current tax code, most gifts by the ultra-wealthy are subsidized at the 35 percent level by other taxpayers. A foundation created with a $1 billion gift is really $650 million from the donor and $350 million from the tax-paying public. When tax-exempt donations are made, the U.S. Treasury forgoes revenue, and other taxpayers pay higher rates to make up the difference.



Second, there are real risks for democracy when we allow billionaires to have undue influence on public institutions. It has been well documented how the charitable choices of the ultra-wealthy are influencing government policy in this country and around the world. For just one example, look to an opinion piece in the Chronicle of Philanthropy, where education historian Diane Ravitch explains, "A foundation's offer of a multimillion-dollar grant is enough to cause most superintendents and school boards to drop everything and reorder their priorities."



Third, having billionaires tightly control the decision-making process is not optimally effective, for three reasons.



  • Overwhelming evidence from groups like Grantmakers for Effective Organizations and the Center for Effective Philanthropy shows that when nonprofits receive unrestricted support, they have greater impact. That's because the people closest to the problems, those running nonprofits, often have important insights about how to find solutions. So to increase impact, billionaire pledge-takers would be wise to give more unrestricted funding.


  • Research by theorist Scott Page demonstrates that diverse groups make better decisions, so a foundation that has a diverse board is likely to be more effective than a foundation with a small board that includes only the donor and a few members of his or her family. Advisory committees are a good half-way step, but there is no substitute for truly sharing power by adding community perspectives to the board of trustees.


  • Another way billionaires often fall short of being optimally effective is that they tend to favor technocratic approaches to solving social problems. Yet, as philanthropy expert Michael Edwards points out in his latest book, many of the most pressing challenges we face are not best addressed with a business-oriented approach. Thorny social problems require investments in civil society and social justice, not technocratic business-driven solutions. Unfortunately, despite the fact that it is well documented that foundation investments in advocacy, community organizing and civic engagement have an incredibly high return on investment, few high-net-worth donors currently focus on promoting social justice in these ways.




    Happily, a few of the billionaire donors who have taken the pledge are leaders in social justice giving. Herb and Marion Sandler are among them -- they're big supporters of grassroots community organizing. Jean and Steve Case, too, have devoted more than 30 percent of their foundation's grant dollars to social justice causes, primarily by investing heavily in civic engagement. But these donors are the exception rather than the rule among billionaire philanthropists.



What's needed to mitigate these risks and limitations is for billionaire pledge-takers to recognize that donors, taxpayers and nonprofits are really all partners in pursuit of the common good. We all have certain rights and responsibilities in this partnership. And as true partners, we need to share power. If signers of The Giving Pledge think about their philanthropy in this way, it will help democratize their work and lead to better results.

Final Thoughts



The Rev. Dr. Martin Luther King, Jr. once noted, "Philanthropy is commendable, but it must not cause the philanthropist to overlook the circumstances of economic injustice which make philanthropy necessary."



As I stated up front, all things considered, I'm glad the Gateses and Mr. Buffett started The Giving Pledge. It's better for our nation and the world to have billionaires giving to charity than to leave vast amounts of their wealth exclusively to their kids. I hope this initiative inspires bolder giving from billionaires, millionaires and the rest of us.



But it's not just the amount of giving that matters. The quality of the giving matters, too.



Thus far, The Giving Pledge has been silent on these questions of quality, following a politically safer route that says implicitly that all charitable giving is noble and of equal value. But that's just not true. The choices philanthropists make determine to what extent the common good is served by their generosity. We should all hope they make good choices.






Even in times of severe budgetary crisis, WMATA still has to advertise itself. And what better way to reverse the public's negative opinion about random bag searches, constant maintenance, annoying talking buses, broken escalators, confusing fare structures and so forth than with some state of the art "guerrilla" marketing! Kytja Weir reports that the agency is going to try and get your attention the same way your local emo band does.



The transit system brought on Williams Whittle, based in Alexandria, earlier this month to help market the agency using traditional advertising but also possibly "guerrilla marketing" and "street teams," said Metro spokesman Reggie Woodruff.

"Williams Whittle will assist us as we continue to explore ways to increase revenue and off-peak ridership and to more effectively promote Metro and the improvements that we are making," he wrote in an e-mail.



That could mean "unconventional marketing" that directly engages potential riders, he explained. He could not provide any examples of what such direct marketing might look like, though.



What, was Evan Hensleigh not available? WMATA will be using about two-thirds of its $1.8 million advertising budget on Williams Whittle's services. For the sake of public transportation, I sure hope that Williams Whittle has some better "unconventional" ideas than those Second Life animations which Metro rolls out every now and then -- based on the company's website, it looks like they've got a ton of experience creating slightly annoying, yet oft-imitated television ads.

Ways of Making Money


Raising funds for a small business can be a daunting task for any fledgeling entrepreneur. Whether it be from friends and family or from the general public, finding investors, setting terms of the funding, assigning equity and filing compliance documents is a challenge. Enter ProFounder, a stealth startup that launches today to ensure that all entrepreneurs and small businesses have access to an easy and simple fundraising platform.


ProFounder, which has been in private beta for the past year, offers entrepreneurs two ways to raise money on the site: through a private fundraising round, and/or a public fundraising round. The private fundraising rounds allow entrepreneurs to share a percentage of their revenues with investors (their friends, family, and community) over time. Essentially, this type of fundraising round is an offering of securities, and ProFounder helps facilitate compliance with state and federal laws related to this offering.


Public fundraising rounds allow entrepreneurs to share a percentage of revenues with both investors (anyone can participate – friends, family, community, and general public too) as well as a nonprofit organization. For both public and private fundraising rounds, ProFounder has a limit of $1 million raised.


Entrepreneurs can apply to Profounder, upload a pitch to offer to potential investors and then create a term sheet with Profounder’s templated forms and compliance sheets. As stated above, the term sheets are based on a revenue-share model. ProFounder then gives businesses a page where they can invite friends, family, and investors to a destination page that allows users to make contributions and investments directly on the site.


The bonus of using ProFounder is that the platform allows unaccredited investors (i.e. friends and family as opposed to a venture firm) to participate, so anyone can be an investor. And entrepreneurs can set their own investment terms and ProFounder facilitates all of the compliance, including tracking the number of investor seats in each state where each of their investors live, making sure entrepreneurs know which compliance documents they need to file, making sure entrepreneurs know which filing fees to pay, etc.


ProFounder, which was is the brainchild of Kiva co-founder Jessica Jackley and fellow Stanford Business School alum Dana Mauriello, also manages payouts and will pull funds from the entrepreneur’s bank account every quarter to pay investors their share of the business’ revenues.


ProFounder makes money by charging a 5 percent fee (of a public raise) and/or a flat $1,000 fee for any private raises.


If a company pays out investors before the terms of the deal end, then founders can choose to donate the rest of the revenues to a non profit organization. For example, if you offer two percent of your revenues to investors over the next five years and within two years, everyone has been fully paid, then the next three years of two percent of your revenues will go to the nonprofit.


To date, ProFounder has facilitated 5 successful private fundraising rounds, raising a total of $155,000 and engaging a total of 108 investors. For example, Bronson Chang, a recent USC alumni moved back to his native Hawaii to help out with the family business—a candy shop in Honolulu. Bronson wanted to open another shop in the area and raised $54,000 from 19 community members including friends, family, and USC classmates. Bronson is also currently raising an additional $60,000 through a public investing round.


Another private beta tester, BucketFeet, is a start-up from two recent college grads that makes hand-painted sneakers. The fledgling entrepreneurs managed to raise $60,000 from 37 investors including friends, family, and classmates across the country.


ProFounder’s model is similar in some ways to Kiva’s microlending, which recently opened up its platform to American entrepreneurs. Other companies playing in the space include Kickstarter, and Prosper.


But Jackley and Mauriello say that with the 27 million new and existing small businesses in the U.S., there are plenty of opportunities to offer fundraising and investment platforms to this demographic. Eventually, ProFounder will include social networking integration and possibly a convertible debt option for term sheets, say Jackley and Mauriello. In the end, Mauriello says, it’s about making sure that small business entrepreneurs have access to much-needed resources in terms of raising money.


Now I know not every player in the league is making as much as Tom Brady or Peyton Manning. Most not even close actually. So I wanted to layout what certain players are making now and use the formula the NFL Union laid out to them and said to save their last three game checks for the possibility of a lockout next season.


As per PFT (Pro Football Talk) here is a breakdown of NFL minimum salaries for the 2010 season. 


Rookies - $320,000
1 Season - $395,000
2 Seasons - $470,000
3 Seasons - $545,000
4-6 Seasons - $630,000
7-9 Seasons - $755,000
10 or more Seasons - 855,000 


So let’s take a rookie at a salary of $320,000 as an example and divide it by 17 weeks (NFL season/year minus playoffs). That comes out to be $18,823 per week in those 17 weeks.  The letter was said to have stated to save your last three game checks to help you through a "non income time". So three game checks would roughly be around $56,469 for a rookie. 


Now, according to the US Census Bureau, the overall median personal income for all individuals over the age of 18 was $25,149 (and $32,140 for those ages 25 or above). These are individual stats not for families.


And yes I know you are not "suppose" to compare what the so called average person makes towards what a professional athlete makes. But no one is twisting these guys’ arms to buy $500,000 homes, have five cars and take tens of thousands of dollar vacations each year. They are complaining they are not going to have enough money to live on because they are not going to be making their entire salary for at least a year due to a lockout.


Give me a break.


It is hard for me to have sympathy for a guy that plays a game for 17 weeks of the year. And yes I know they train in the off-season too but the point is still they only play for 17 weeks during a season and make the sort of money they do. Then turn around and complain about it when they are told to save three game checks in case of a lock out.


Especially when a rookie making the league minimum makes pretty much double what the average American makes in one year in three weeks.  It cannot be that hard to not go out and buy a new car or a new watch with diamonds all over it so you can be financial secure if there happens to be a work stoppage.


This is what normal people have to do to make ends meet. If you have bills to pay, you don’t go out and drop money in a night club or buy another car, no. You save your money so you can have a place to live or food to eat.


If it is “that” hard for them, they are in far more serious trouble than financially.


The bottom line for me is that they are more people sacrificing a heck of allot more for our protection like our military members that are not making anywhere near as much as these guys. Not to mention this is entertainment, NOT life or death.


Some will argue that their job puts more stress on their bodies or they get injured more so they need more money due to their jobs being more dangerous than mine. Or taking away a football player’s health care is just wrong as their jobs are so rough.


To me this is one of the dumbest arguments out there. I don't see fireman or police officers making six figure salaries and they put their lives on the line every time they go to work in something far more dangerous than being on a football field for 60 minutes a week. Their job is for our protection and freedom so we can go watch some guys play a game for hundreds of thousands or even millions of dollars on Sundays.


If NFL players cannot survive on what is usually twice as much as the normal person makes in a year (based on a rookie’s salary) I actually think they have bigger issues than just the NFL lockout. They are most likely going to be broke before they are done playing in the NFL.


In this case however, both the players and owners have been so greedy for so long they both come off looking bad. As well as they should to me. Both parties have made more money in a few months or years than most of us will ever see in a life time.


So NFL players and owners, if you are looking for sympathy or compassion from some of us, you are looking in the wrong direction.

Making Money With a Website






And so Comic Con International: San Diegio have closed registration again after, for the second time, the whole computer system crashed.


Epic, the company handling the online registration tell me that it’s Comic Con’s fault, they are unable to handle the amount of registrations that Epic are sending to them – but evidence is that few people are able to even et that far and the Epic website just can’t handle the traffic. While they boast on their website that hey can handle 100,000 registrations, I guess that doesn’t mean all at the same time. And everyone is making “epic fail” jokes. Comic COn have apologised for the inconvenience, especially for those who got up early/got to work early/went without breakfast to register. And they promise an update soon…
